Once you’ve decided to live on or near a golf course, here are a few tips to help you choose the home that’s right for you.

Once you’ve decided on a location, consider what the most important traits in your new home or community might be. Is it views, golf or social activities? Would you like a condominium or single-family home? Prioritize your list of ideal attributes before you begin visiting communities.

When you’ve determined your priorities, start touring communities. Get a feel for the other residents. Is it a community with a lot of families or active adults? Do neighbors get together frequently or do they keep to themselves? Most golf course communities will offer prospective home buyers the opportunity to experience the lifestyle -- a meal at the clubhouse or a round of golf -- with current residents. This is the ideal way to learn more about your potential neighbors.

Now for the golf. Whether you’re a golfer or not, the course is undoubtedly the heart of any golf community you may choose. Consider the quality and number of golf courses. Also find out an approximate number of residents/members s a community has. This number is a good testament to how easy it will be to schedule a tee time on short notice or during prime playing times. You may want to look for a course designed by a prominent architect such as Arnold Palmer, Jack Nicklaus or Tom Fazio, among others. Being associated with such names adds to the prominence of any golf course and also results in a higher quality course, many which offer a range of tees for every skill level of play, from beginner to professional.

In addition to course quality, also find out if the course hosts outside tournaments. Whether tournaments are charity, amateur or professional based, your availability to the golf course may be limited due to a large number of tournaments. A lot of courses will only host amateur and charity tournaments during low season, but any tournament will increase traffic in the community’s neighborhoods. At the same time, when a course generates media exposure for hosting tournaments, the result is added prominence for the overall community, possible increasing the value of homes.

While golf may be the focus of the community, it may not be the most important factor in your decision. Learn about all of the amenities a community has to offer, from fitness centers to dining. A diverse community will offer plenty of activities for non-golfers meaning you’ll get much more for your money.

Membership is also a factor. When you purchase a home in a golf community, you may have to purchase a full membership separately from the home. Other possibilities include a partial or full golf membership or a social membership (clubhouse/fitness center access but no golf) with home purchase. Find out what memberships are available to you and make sure you’ll have access to the amenities that most matter to you within the community.
